I want to ask opinion about landlord he will not fix my door?

We just paid the rent, yesterday. He will not fix door he keeps coming up with excuses. saying his back hurts, he's sick. that door has been mess up for 4mos, if someone wanted to break in they could.My niebor upstairs boy friend, broke the dor down. It didn't do it intentionly, I left the house in left the fire on a pot. my niebor called me on cell phone I told me she smelled something burning so I rust home to turn of the stove.before I could get to the house her boyfriend broke the door down, who should be responsible for fixing the door. My home should be safe to live in. what is a Burgular had broke in the house, and kicked the door in. looks like the landlord would be responsible for fixing the door. I didn't want to give him the rent untill he fix the door. but my Husband said give it to him anway, He's trying to take up for the landlord. I still think he should fix the door. Can any elaborate on this discussion? thank you.

The door is your responsibility to fix. had you not left the pot on the stove chances are nobody would have kicked your door down.


The law states that your neighbour isn't responsible because he was responding to an emergency situation, trying to ensure that there was no fire that could cause extensive damage.


The landlord does have a responsibility to provide a secure environment, which he did. The door was broken down as a result of your negligence (leaving the pot on the stove) and therefore you must replace or repair the door to the standard that it was at when you rented the apartment.


If the Landlord is unaware of the law and wants to fix the door, that's his business. A Landlord that knows the law would be suing you to fix the door.
Reply:My opinion is that he is a fine landlord and you're lucky to have him.
Reply:thats a hard one since someone else broke down your door but if you look up in a tennats rights book and a land lords responsibliites. that might answer your question. however usually what happens .. if there was an actual fire then you would be held responsible for it but the land lord should replace the door.. but the cost should be a 3 way split i think. if that had happened to me and my lanlord wouldnt fix it i'd call the housing authority and i doubt my land lord would get any rent until it was fixed. but i have rental assistance. i believe the libray might have the book i was refering to. do you have a store that sells legal forms and such?? thats a good place to check too. hope that helped
Reply:I think you should fix the door. It was your fault you left the stove on. It could have been much worse. There could have been loss of life or loss property due to negligence. You would have been responsible for that loss. Count yourself lucky and pay for the door. You need to think about getting renters insurance for times like this to protect yourself.

you should be thanking the neighbors because had anything burned your insurance would not pay for anything..

you should be thankful..the neighbors havn't complained to the landlord and had you evicted..


that the landlord doesn't know..is amazing..


your neighbors that didn't tell him..


if your landlord fixes the door.... and you have no guilty conscience at all???


amazing.... you left a pot of the stove..and someone put out a fire..smoke etc.......and you think..in your heart of hearts...that you had rights....it was so bad..a neighbor phoned you???


and your heart of heart...feels to scam the landlord...
